My friend has a home she’d like to sell by owner. She has a Craig’s List ad but only a few hits and no calls, so far. She’s got it on MLS by one of those companies that do that sort of thing but has had no interest.
Are there any forums online that cater to people looking to relocate to Florida? I did a search but nothing worthwhile came up. Any other ideas on how to market her Craig’s List ad?
Any tips would be appreciated.
Healthy Mom
Your friend should remember that by far the most important thing in real estate is the exact location.
Even with the incredible resourses that the internet has to offer the vast majority of buyers found by real estate companies can be traced back to sign calls.
Your friend does not have to hold open houses but she really needs a terrific sign and a great curb appeal. Information sheets in a tube or something out front will be great. Directional signs that you get permission for at nearby corners so that people can find your home will help a great deal.
I would never answer the phone when she doesn’t recognize the number. She should force buyers to leave her a message so she can call them back (pretty quickly). Before she lets a stranger into her home she should at least have a working phone number for the person so that your friend knows something about them. Maybe you should make arrangements to be there with her when the people come over.
Ask them where they live now? If they own a home ask them if they can buy before they sell their home? Ask them if they have talked with a loan officer yet? Ask them how long they have been looking at houses? Most of all she should listen to them and remain fairly quiet so she finds out as much about them as quickly as possible.
The real buyers will often answer these questions quickly and clearly. Help them find a good loan officer and help them write a contract.

I believe the website is called frontdoor.com. It is advertised on HGTV all the time, and they have listings of homes. I’ve never been to the site, but it’s worth a shot to look around.

Does she have pictures of it on her own website? If not, she should create one. You can get free hosting with a domain name purchase from godaddy.com Also she can create a blogger.com blog for free and post pics and drive traffic to it. Some ideas for traffic include:
create a squidoo lens on the neighborhood and city in Florida.
Search for city specific forums and post there
more ideas on my blog below.

There are tons of internet venues to sell a home, but none of the them seem to have a strong market share or decent effective rate.
Due to the market in Florida, there aren’t many people looking to relocate to Florida at this time. I have some friends that work in RE in Florida, interest has never been worse to live there.
The markets are tough and obviously your friend is experiencing this. If she isn’t getting any interest, something is wrong, she is going to have to figure out what this is. From the information provided, it is impossible to tell what that is, beyond her price is too high.
